Bedford housing market outlook 2026 - local insight for buyers and sellers

Now that 2026 has dawned, many homeowners and potential buyers will be dusting off their plans for a move this year. But what prospects lie ahead for the housing market? Whilst none of us, sadly, have a crystal ball, recent experience can provide a glimpse of future trends, and industry speculation is always rife at this time of year.
Last year and, indeed, 2024 saw limited movement, both in terms of the volume of transactions and house price growth. The largest mortgage lenders in the UK reported small price gains in some northern regions of the UK through 2025, and modest falls in London and the South East. The UK’s largest property portal, Rightmove, reported a 0.3% fall in average annual house prices across the UK. The housing market has been ‘treading water’ for a while now.
However, HMRC reported an 8% increase in the volume of transactions in October 2025 compared to the same month a year earlier. The much anticipated Autumn Budget, which perhaps contributed to buyers’ caution in the final quarter of the year, saw the government avoid significant intervention in the housing market.
A recent RICS survey reveals quiet optimism among industry professionals for stronger growth and increased buyer activity over the coming twelve months. The key test will be whether borrowing costs continue to ease on a sustained basis. If so, this could be the catalyst for more committed buyers taking the plunge. From a local agent’s perspective, our own impression is that pent-up demand has been building for some time now and has to be released at some point. That said, I was of the same opinion this time last year.
National statistics are all well and good, but there are strong regional variations. Many factors impact on buyer demand, and it could be argued that Bedford and its surrounding villages represent reasonable value at the present time. The much heralded arrival of Europe’s largest theme park, Universal Studios, will bring significant investment and jobs into the town. This could serve to accelerate the creation of the East West Rail link, which would ensure that the town is central to the Oxford, Cambridge and Milton Keynes commercial hub. These are long-term projects, and it remains to be seen when this will manifest in activity on the ground.
What does not change for our popular county town is the delightful riverside, expansive parks and already strong communication links, particularly to London.
