For those looking to rent – particularly if it is a first-time rent – we can guide you through the process. Viewings will be accompanied by a member of staff who will endeavour to answer any questions which may arise.

Application

Once a suitable property has been identified it will be necessary to complete a written application together with payment of a holding deposit (equivalent to a maximum of 5 weeks rent). At this time, details of the tenancy can be provisionally agreed such as occupancy date and length of the tenancy term. The application provides authority for us and our referencing partners to obtain information on behalf of the landlord. These will include references from your employer, any existing or former landlord, and credit checks. Where an individual is unable to meet the required income or credit checks it is occasionally appropriate to appoint a Guarantor to underwrite any rent liabilities, subject to the Landlord’s consent.

Rent

Rents are normally quoted on a calendar month basis. Typically, tenants are responsible for council tax and all utilities. We require the rent to be paid by Standing Order, monthly and in advance.

Deposit

Equivalent to up to five weeks rent, the deposit will be required prior to a tenancy commencing and is lodged with the Deposit Protection Service - a government-backed scheme. The deposit is required to cover the landlord for any breakages or damage caused during the tenancy. The deposit is refunded at the end of the tenancy if the property is returned in satisfactory condition. A full Inventory or Schedule of Conditions is prepared and agreed upon the commencement of the tenancy.
